Administration and Maintenance Facility, Southwest Suburban Sewer District, Burien, WASWAMP
The Southwest Suburban Sewer District Administration and Maintenance Facility is a combination of four different structures. The facility includes a 16,000 sq ft Administration Building, two 6500 sq ft Maintenance and Storage buildings, and a material storage bin structure.

The Administration building will be a one story building with a daylight basement level. The lower structure is a concrete framed system designed to withstand the unbalanced loading from the soil acting on the uphill side of the building. The concrete framing allows for more open circulation in the lower floor as well as limiting the shearwalls used to resist the soil and the seismic lateral forces. The upper floor is a wood structure with exterior CMU veneer.

The meeting rooms have exposed composite trusses constructed of timber chords and posts with steel wire braces. The meeting room ceilings have exposed wood decking. The administration area roofs are framed with long spanning glulam beams and TJI joists which contributes to the open feel of the building.

The maintenance and storage buildings are pre-engineered buildings with a concrete slab and foundation system. The foundation is designed for the anticipated loading from the exterior shell structure as well as for design of heavy equipment vehicles. Interior rooms within the buildings are designed as stand-alone structures and are independent of the exterior building shells.

The material bin structure is a combination of different storage areas for the many materials used by the District. The bin system is separated by concrete walls and also acts as a retaining wall system to support the exterior ground surface. The bin storage has a steel roof canopy system designed to keep the staff and materials out of the elements.

The City contracted with BHC Consultants to perform a structural and corrosion evaluation of Buildings 1 and 2 at the City’s WWTP. These buildings enclose much of the City’s liquid stream treatment processes, and the building environment has led to degradation of some of the steel components of the building construction. The degree of degradation varies widely throughout the facility, and a detailed summary of the buildings’ condition was prepared and submitted to the City. BHC recommendations included:

BHC staff prepared design documents for the identified work, plus the added scope of specifying a new odor scrubber system and a new air compressor for Building #2.

BHC's design work included the foundation for a 400 ft tall tower crane during construction, framing design for lobby glass curtain walls and glass entry canopies, and capacity checks for cold formed metal stud wall framing under concrete decks.
